Discuss: Residential Development Density

Despite supportive zoning and land use regulations, many residential development projects Downtown are relatively low density.

How can we encourage greater density in the Center City while promoting quality design?
Should sites be pre-selected for increased densities?

How do we help the community to see increased densities as positive if done correctly?

1) close 4th street to traffic for the three central blocks
make it a pedestrian mall/open air cafe-retail
it is not necessary for traffic, the cars use it mostly to "cruse"
2) need open green spaces in the center of the city, look at spartansburg,
